MALIBU Real Estate Photography & Video

MALIBU Real Estate Photography

Premium listing photography for Malibu's coastal and canyon estates.

Oceanfront drone work. Tide-timed exterior shots. Twilight that sells the view. Next-day photo delivery.

Malibu is 27 miles of coastline, and it shoots differently every mile. Carbon Beach in front of Nobu is one property type. Point Dume on the bluff is another. Trancas estates set back from PCH are a third. A photographer who treats them the same way is going to get all three wrong.

We've worked across Malibu from eastern Las Flores up to western Trancas. Carbon Beach and La Costa Beach, where the homes sit directly on the sand and the ocean view is the entire listing. Point Dume and the bluffs above Westward Beach, where the property is the cliff edge and the Pacific is the backdrop. Paradise Cove and the gated communities behind PCH, where privacy and architecture matter more than waterfront. And the inland equestrian estates in Malibu Park and the canyons, where the lot might be five acres of riding trails with no ocean view at all.

Each pocket of Malibu needs a different shoot plan, and the right plan starts with the tide chart, not the calendar.

What MALIBU real estate demands of a photographer

Coastal light is the first challenge. The sun is brighter at the water, the ocean throws hard reflections back into the lens, and noon light flattens the textures of stucco, wood siding, and beach glass that make these homes feel like Malibu in person. We schedule oceanfront shoots for golden hour and twilight, when the light is directional and the ocean turns from harsh blue-white to silver-gold.

Tide schedule matters. Beachfront properties shot at high tide look completely different from low tide. The patio that has 40 feet of sand at low tide might have water at the doorstep at high tide. We check the NOAA tide tables before scheduling, and we usually plan exterior beach shots within an hour of low tide so the property's actual beach footprint is in frame.

Drone work in Malibu requires more planning than anywhere else in our coverage area. The coastal corridor has FAA restrictions and altitude ceilings that vary by section. Some Western Malibu properties are near military airspace. We confirm Part 107 compliance, file LAANC authorization where needed, and plan around any TFRs. We never fly drone over the water without checking authorization first.

The architecture across Malibu is broader than buyers expect. Polished beachfront contemporaries on Carbon Beach. Mid-century beach cottages on Big Rock. California Coastal style on Point Dume with cedar siding and stone. Spanish Colonial estates inland. Equestrian compounds in Malibu Park with the main house, barn, and arena all needing coverage. We bring the right gear for what's on the lot, not a one-size-fits-all coastal preset.

Privacy is a separate Malibu concern. A meaningful share of Malibu buyers are public figures, and a meaningful share of listings are confidential or off-market. We treat every Malibu property as private by default. Image release, address publication, and any social media usage are confirmed with the listing agent before delivery, not after.

Our MALIBU real estate photography services

For Malibu listings, we cover the full media stack and scale to the property type.

Aerial drone photography and video

  • FAA Part 107 certified pilots with LAANC authorization on file. We handle the coastal corridor planning so the agent doesn't have to. Multiple altitudes, oceanfront approaches, and the iconic pullback that shows a Malibu property in its full coastal context.

Twilight photography

  • Essential for almost every Malibu listing. The PCH side of the property may be unimpressive at noon, but at dusk with the interior lights on and the ocean turning silver, it sells the lifestyle that's actually being marketed.

Cinematic video walkthroughs

  • Slider and gimbal work, 4K capture, color-graded for the cooler blue-gray of the marine layer in the morning and the warm gold-pink of golden hour. Drone-integrated establishing sequences.

Interior photography

  • HDR for older beach cottages with darker interiors. Natural-light editing for the contemporary builds where window light is doing most of the work.

3D Matterport tours

  • Critical for Malibu, where a meaningful share of buyers are out-of-state or international and won't visit in person until they're seriously interested. Same-day capture, next-day delivery.

Floor plans

  • 2D and 3D. We measure on-site. Malibu properties often have ADUs, guest houses, pool houses, and detached studios that need to be in the plan.

Property websites

  • Custom single-property sites for high-end Malibu listings. Branded to the agent, the brokerage, and the listing.

Testimonials

Man in a suit with a white background

We hired Blazer Visuals to take professional photos and virtually stage a condo in San Francisco. The photos turned out great and the virtual staging looks awesome. Blazer Visuals is very responsive and professional. Highly recommend. – Jeff Jefferies

Smiling man in blue shirt outdoors with green foliage background.

I hired them to photograph a condo for sale in San Francisco. The day of the photo shoot was the day that the skies were dark due to smoke from the wildfires. They were flexible so we were able to reschedule at the last minute. When they did the photo shoot the photographer wore a mask and took great pictures. The pictures were ready the next day. I would definitely use them again.- Mark Karwowski

When my wife and I had a hard time selling our house, we decided to hire a professional photographer. That’s when we found Blazer Visuals. He was quick on getting back to us. The price was reasonable. He was very flexible on scheduling us for an appointment and was able to send us the photos within 24 hrs. They came out amazing and helped us sell our house quickly. I highly recommend Blazer Visuals. - Juan A.
