Santa Monica isn't one real estate market. It's three.

North of Montana, between Montana Avenue and San Vicente Boulevard, sits Santa Monica's prestige zone. Single-family homes on tree-lined streets, prices that compete with Beverly Hills and Brentwood, and buyers who expect editorial-grade marketing. We've shot in 90402 across 11th Street, 14th Street, 17th Street, and the canyon-adjacent properties closer to Adelaide.

Mid-city Santa Monica is the condo and townhome market. The 90403 and 90404 ZIP codes between Wilshire and the freeway run from luxury new-construction towers to older 1970s condos to brand-new mixed-use developments. Photography here is faster, volume-driven, and built around interior staging.

Ocean Park and Sunset Park, the 90405, sit south of Pico. Bohemian architecture mixed with Craftsman bungalows, modern beach houses, and a growing inventory of contemporary infill homes. This is the most stylistically diverse pocket and the one with the most variety in shoot-day setups.

What Santa Monica real estate demands of a photographer

The first thing is light. Santa Monica sits on the coast, which means the marine layer hangs over the city for half the morning most spring and summer days. A photographer who arrives at 9am to shoot a North of Montana property might wait until 11 for the haze to clear. We check the marine layer forecast before every Santa Monica shoot and time the schedule accordingly.

The second is North of Montana's specific demands. The houses here sit on lots that are deeper than they are wide, with mature ficus and jacaranda canopies that filter sun into dappled shade across the facades. The mature landscaping is part of the property value. We compose to include it rather than fight to crop it out.

The third is the condo problem. The mid-city condo market is high-volume, and photographers who treat each listing as a custom production get priced out. The market clears around fast, clean, well-lit photo coverage with one staging-aware floor plan and a quick interior video. We deliver this efficiently because it's most of what mid-city Santa Monica needs.

The fourth is Ocean Park and 90405. The architecture here ranges from 1920s Craftsman bungalows to brand-new contemporaries within the same block. A 1924 bungalow with original built-ins is shot warm and detail-rich. A 2024 contemporary with floor-to-ceiling glass is shot cool and clean. The editing follows the architecture, not the photographer's default preset.

One additional challenge: rental units, ADUs, and multi-family properties make up a meaningful share of the market. These need different staging, framing, and floor plan treatment than single-family work. We adjust the shoot plan based on the property type, not just the neighborhood.
